1)House – 

-2 story home built in 1925. 30’X30’. Entrance is 5 ft wider. Well maintained and fully renovated. 

- Aluminum “once in a lifetime” shingles

- New vinyl siding in 2017.  All new windows and doors. 

- 200 amp electrical. Two new electrical panels. 

- plumbing has been redone. Half bath on main floor. A 3 piece bath and a half bath on the second floor.

-Second floor has 4 bedrooms. There is a small balcony off the master bedroom with two steel ladders to the ground that provide an emergency escape if needed.  Main floor has an entrance and half bath, large kitchen, pantry, large living room and an office

-House has hot water heat. Boiler replaced in 2016. Natural gas used to heat the home. One additional natural gas outlet in basement and two additional natural gas outlets on the deck of the house.

This quarter is seeded to grass and is split into 8 fields where cattle can be rotated. These fields are divided by good barb wire fences. 6 texas gates allow access to these pastures easily by vehicles. 

There is also a feedlot on this quarter that was built to hold 1200 head. The feedlot has been empty for a few years but most of the fences are still good. There are 4 water bowls in the feedlot. For the past several years, the feedlot has been used to develop our bulls and heifers as well as winter our cow herd until they are close to calving. Once they are close to calving, the cows were moved to the main yard (across the road) where they could be managed easier. There are 4 water bowls in the feedlot. 

Feedlot building is 50’X 96’. Steel straight walled building. It has a heated office and is supplied with 3 phase power. Two overhead doors ( 14’X 16” are located in each end of the building. Two 8’X 10”sliding doors on south side of building that were used for entry and exit of cattle handling equipment. Two walk through doors as well. 

Feedlot has 300 feet of double sided feed bunks that can be salvaged and sold if the buyer isn’t going to use them. There is also considerable salvage of electrical and metal from the automated feeding system. 

A roller mill (needs rollers regrooved). 

A 3300 bushel Behlen bin and a 5000 bushel converted oil tank are located close to feedlot as well. 

Two deep freezes are located in the feedlot beside the office. 

This 40 acres is seeded pasture and is connected to the pastures on NE 11-06-14 W2 so that it can be used in the rotation with the other 8 fields or it can be pastured separately. Roughbarkcreek runs through this pasture as well, so water is always available.
